Contractor did extra repairs

Hello all first created post,

I had my PM company contact me and say they needed two windows replaced for around $1300 a month ago. I just received a bill for around $3900 for the replacement of 5 windows. I was never contacted about the extra repairs or the extra cost. Is this a common practice or should I be worried about something shady like this?

    Hi @Zane Zelei, this is at the very least an opportunity for a clear seeing eye-to-eye conversation.  You approved 2 windows at $1,300 and got 5 windows at 3x the costs . . . that's not a surprise that a savvy management company passes along unannounced and unexplained.

    Best case scenario this was an honest need that they didn't explain (probably because the window installer called them about three others that had failed and the PM thought "you know, I'll save Zane the headache and take care of it) then forgot to fire off an email keeping you in the loop.  This is a good opportunity to communicate that this is not okay and that you would always like to have go/no-go decisions on any spend over $X.

    Worst case scenario they said or thought "in for a penny in for a pound" and wanted to make as much as possible off this ordeal, never-mind the outcome for you, their client.  This is inexcusable and is a breach of good-faith dealings and should be terminated swiftly.
