Can't say that I've had the same experience. Possibly, as the tenants are home a lot more at this time they're using/utilizing things more so maybe that's having an effect on the them. As to the cow, well, your guess is as good as mine. But since you're going in to do maintenance, maybe you can do a basic inspection of everything so that the surprises are minimal in the future.

@Jasmine Joseph Welcome to BP. There's lots of information to read and some fantastic podcast interviews that give you great tips and "how to" in investing.

Joining REI meetups are a great way to meet and network with other investors also. The best chance to tag along on another investor's deal and learn from them is to provide some benefit to them in exchange. So get to know more about them and see how best you can help them and you'll be able to learn while you help.

I'm investing in the Georgia market as well and also in multifamily properties. Cobb County is one I focus on and this year I'm working on creating partnerships to do bigger deals.

If you have questions I'll try to answer as best I can. I'm continually learning as this business is about people and no two are the same. So good luck and and enjoy the journey.

@Drew Lied As far as I understand, once it's a conventional mortgage both names need to be on the mortgage. I've asked a lender as I was trying to find out if it could be done myself but no luck. You should get more clarification from a lender though. 

You could use a quit claim deed after the purchase but there's the issue of the due on sale clause in the mortgage agreement, where the lender can demand full repayment of the loan as a result of sale or transfer of interest without prior written consent. It's not typical for them to do this but it's there and they could if they want to.

So have a discussion with a few lenders and see who can facilitate you or what alternatives are available.

@Rebecca McDonald You can partner with someone else who has the ability to acquire the loan based on the financier's requirements and then have a equity share in the property. It's an option you can use. Additionally, you can seek a seller financed deal. What is needed is a bit of creativity in the approach to financing and conventional financing is not the only way. So keep at it and keep asking questions!

The best lessons are learnt by getting involved and doing. BP has tons of information and a vast network where you can meet other investors, contractors and everyone involved in the real estate business.

If it's rental property you want, then connect with other investors in your area who are doing and have done what you want to do. Research them and figure out a way to provide some value to their business. In exchange you'll get the best education you can find.
