Every municipality has different rules regarding short term rental. Overall, while hotels have been hurting compared to normal levels, tourism is still pretty strong here - we are just seeing more domestic instead of foreign tourists.

@Jay Hinrichs thanks for sharing! This is one of my goals! To develop a community would be so much fun. A condo building too!

Before I got into real estate I was a solar development consultant and when I started working with a few developers I got my first taste of real estate on the back end and I fell in love. Ever since that moment I slowly shifted into real estate and now I've been real time for years.

Have my eyes on a possible development site in South Florida and I just need to get the band together...

Hi @Madeline J.

Your first question is more geological and relating to climate change so let me tackle that first.

The soil and rock underneath the Miami area is mostly Coral Rock, which is porous and is beneficial for quick drainage during hurricane season. The ground will never sink, however, if sea levels continue to rise over time there could be an effect in the Miami area over 60 plus years. Luckily, as Maggie mentioned, the local governments especially Miami Beach have spent hundreds of millions of dollars in the past couple years bolstering infrastructure for any future issues. Major roadways have been redone drainage has been redone and I and many others can attest to seeing very positive effects. Overall, the governments are managing things greatly and there's not a need for concern.

Secondly, your question regarding the diversity of ownership for foreign versus domestic. Statistics have shown that in the past several years the shift has moved dramatically from foreign investor-based buyers to local and domestic based buyers as currency markets have shifted and the pandemic has also slowed down foreign buyer activity especially from areas such as Europe that have more restrictions of American travel. Right now the mix is definitely a higher percentage of domestic and American buyers and we'd be happy to get you all statistics you want.

Every $ they cost you PLUS you can pay your self an hourly wage for the 8 hours of cleaning. Every single item you need to do to get the property back to the condition it was in when the tenant received it! Let's be real, tenants try to play games all the time...It sounds like you did the appropriate accommodating thing and they tried taking advantage.  The lawyer can't get involved because the lawyer knows you too.  If you want to make sure they can't use the lawyer, then ask the lawyer for some simple PROFESSIONAL advice and it becomes a conflict of interest.

 Thanks for the comment Kevin. I think a few things are happening. He’s a bit conflicted on which house to feed my way this early in the game. Since he’s on a “quota”, he doesn’t want to promise any good deals until he sees clear line of sight that he will meet his. So other than that, he’s grabbing the good deals he finds for his investor first.


I appreciate the input, I’m working on getting a new agent now. 

 Awesome Sean - nothing I hate seeing more in the RE industry is when an agent tells the story of a family or friend relationship that exploded because of a real estate transaction.... relationships are greater than a paycheck.

Hey Lance, I am saying if I were the seller.  A listing agent must present every offer and we do present them.  If I know I have another agent across the transaction working with me on behalf of the buyer to successfully get buyer and seller to the closing table, it is more comforting than thinking I could be dealing with an amateur buyer or worse a dishonest buyer that doesn't know what needs to happen.  Granted you could know every detail and step, but the seller and the listing agent could never know your qualifications correctly before making a decision.

You would need to be able to refinance the home into a non-FHA loan product. I'm sure there are TX lenders that can identify something that makes sense for you.

Once the home is non-FHA you can rent away with less than a year of ownership.
