@Montgomery Dennis Yurchison i can speak on South FL. Opportunities look different throughout the different metro areas, whether that be West Palm Beach, Fort Lauderdale, or Miami. The small multi-family has more inventory - however - good inventory goes quickly. As a 1031, this is imperative for you anyways because the clock is ticking with getting those funds reassigned.

Take the LLC and check sunbiz.org for other addresses the business is registered with.

@Brenden Mitchum i just came across this and Brendan dropped a lot of good info.

You definitely want to start speaking with different mortgage brokers because they all have access to different products. I have a guy who has done bank statement loans and some other things for clients. Would be happy to connect and help you further as you explore.

@Angela Romero what many others have said rings true. In Miami you have to account for appreciation for your investment getting a good return. Analyzing soley on numbers will make it look bad as you mentioned. Broward and Palm Beach counties offer different opportunities than Miami for sure. STR is a strong move as well in many areas and have had clients take duplexes and move them to STR units.

@Luana Mazon coming from out of state you have a lot of options because FL has so many different things to offer...in my eyes the more popular regions are:

- Miami/Ft. Lauderdale/Palm Beach (South FL)

- SW FL

- Panhandle

- Orlando

- Jacksonville

There are others but I think understanding your criteria better will help. They offer different lifestyles, price points, cultures, etc...
