 Hey Shant,

So it is not a trick with apps when it comes to turnkey properties. They are all over.  The truth of the matter is you spend more upfront for less possible headache on maintenance and servicing.  On the backside you get a lower overall return, but again, as someone else pointed out - a 5% return is better than a 0.5% return in a bank.

If you are buying a Rehabbed property that is possibly a flip or rehabbed for selling, you want to get as much info as possible about the work done and contractors who did it before buying.  Are roof/appliance/workmanship warranties transferrable to you from the previous owner?  Some contractors will not honor warranties after passing ownership.

well, a quick snapshot of the neighborhood shows 44 properties rented in the last 6 months.  23 currently available.  Recently rented units range from $1,000/month for a small studio to $3,350 for a 4br 3ba townhome with a garage.  You see more established young professionals living in this area along with a mix of snowbirds for the condo buildings.  It is a desirable area due to proximity to everything and being on south side of the river gives the neighborhood a calmer feeling than the "downtown lauderdale" vibe along Las Olas and the surrounding area.

 The Tarpon River area is a great area right now in FLL.  With all the growth in the city, it is feeding positive change out and around the area.  Are you thinking of selling in that area or picking up a property?

Hi BP,

I have an investor interested in selling their investment home in South Florida. After running numbers they have about a 5.5% cap rate. The lease is new and the tenant will more likely renew it two more times since they are a medical student enrolled in a 3-year program.  

I wanted the BP communities thoughts on this and would love to discuss it further with any interested parties.

Hi @Lukas Vanagaitis,  The Miami market has lots of opportunity in making money.  As an out-of-town investor, the biggest thing will be finding the right contractors and people that can watch over them.  There are a good amount of unlicensed handymen running around trying to take contracts and doing things without permits.  I would be happy to help you find the right property in a good neighborhood, and provide good options for contractors.  My team also offers concierge service to investors where we can get daily or weekly project updates and help manage projects on the ground.  Before real estate I had 7 years of construction experience with remodels and new construction.
