@Sean Ruggiero if you team up with a local agent and make the commitment to each other that the agent will run comps for you based on you using the agent when it's time to buy...you have a winning team and it's free since commissions are paid by the seller in Florida.

Makes it a win-win.

@Christneve Hylton there are a few factors to determine how to answer that. I would be happy to go over then because you can find a duplex or you can find a house with an in-law quarters or something similar.

Understanding all your criteria make it easier to identify the winning property.

@Christneve Hylton South FL is too general of a market. Specific county or area? All of the multifam market is seeing multiple offers if the numbers are accurate and sellers aren't daydreaming.

I recently got a client a duplex via FHA after every agent always said cash offers were being accepted. Just needs the right terms in total...not just financing vs cash. For a seller it's all cash wired to their bank!

@Jt Marting i seriously wish I had the idea to invest at 18 years old! That's awesome! I just went throught this with another client. The 203k process takes a little longer to close and you just need to tie in with a great lender that has 203k experience. Contractors will have to be paid subject to draws from the bank and other coordination and it is all doable! I have a bunch of friends that are in the real estate industry in Cleveland and Cincinnati.

@David Song things like this are happening in a lot of markets. It's a two-way crush of low interest rates coupled with historically low inventory so it I have seen people summarize it as both a buyer and seller market...it's definitely bonkers out there.
