Connecticut purchase contract
I am in the process of closing on my first off market home in SE Connecticut. The seller offered it to me and wants no agents involved. I’ve gone through the inspection process and now my lender, who I met on here, says he just needs to see the purchase contract and we’ll be able to move forward. He also said he would help me go through it when filling it out. In my online search I’ve seen what seems like a million contracts, differing in structure from one to the next.
Can someone please confidently point me in the right direction!? Is there a general template? Any help is much appreciated!

@Randall Suggs Bing in FL I wouldn't be the one to best advise you and so I will connect you with an investor in CT who is also an agent so he may be able to lend some advice on this. @Dan Leyden
