Not many of us can say 3rd gen CO Native, (even though I have moved out of the state now).  There are great deals to be found in the Colorado market.  There are so many new "bedroom" communities to invest in.

Don't worry about when you "ideally" should have started, you are started now, which puts you far ahead of the masses, congrats on that!  And, you now have more retirement savings that you can leverage then you would have had 15 or more years ago.
