Welcome to the BP community!  I was just listening to this same episode today as I was installing ceiling fans and a stove in a couple of investors' properties. It was a great podcast episode. I personally thought it was nice to get a little more of the back story on David Greene, and how he began learning how to be the David Greene we all "tune in" to listen to.  As far as I can tell you are on the Real Estate Forum of BP.

Grain Valley is a great town to start investing in.  I am a Handyman Contractor and take care of several properties in Grain Valley.  You are in a great area to catch deals on houses that pop up in your local area, as well as find deal to pick up in the City.

Are you going to be doing the work on your fix and flips, or do you have a good contractor to work with? If you have the rehab part of the flip figured out then flipping is a great way to build up cash to buy your rental properties for cash, so that you get more cash flow out of them and lower your risk.

It is possible to replace your income with passive income from rental properties.  Start networking now with property managers in your area, so you can scale up quickly. and be as hands off as you want/need to be.  Set goals for your self like, "as soon as I can get 40 cash flowing doors at an average of $150/door I will quit X and start filling my time with Y"  Personally I am going to buy my own commercial building that I can start a brewery out of when I get 50 doors that cash flow $200, then I am going to get "serious" about investing in Real Estate.
