Welcome Adam!  Thanks for teaching the next generation.  Louisville is a great city, best of luck with your investing there.  Large families are fun families!  Way to be debt free, you have a leg up on CRUSHING it now.  Nice goals!  My wife is a former Third Grade teacher who is now a stay at home Mom.  Start checking out any Bigger Pocket Meet Ups in your area to find people that you can work together with.

Welcome to BP, this truly is a great community to help new investors get going.

I love that you have begun crunching the numbers for the type of property that you guys are interested in for investment.  You now have some really good info to give to a real estate agent and get going.  You have stated a great plan.  Why wait for a few years, how about getting your first two family house closed on by July 1, 2020?  That way you don't have to try and figure out how many years a "few" years really are.

I second what Richard has to say about getting familiar with time and cost of rehab.  I would suggest quickly getting a contractor or two lined up that you can work with easily.

Also, have a meeting with your business friends to determine exactly what everyone's role is, and what is expected from each individual throughout the entire project.
