@Paul Ryan you can get that type of return in single family portfolio in secondary market. I have been getting that return even with less investment than one million.

@Lee Nestlerode I Have invested in 10 deals passively so far with 5 different syndicators but have not performed a background check on any one so far. I have asked this question to every syndicator and from the answer I figured out that I do not need to do background check.

@Michael Daharsh I totally agree with Paul Moore’s idea of investment. The large apartments have economy of scale as compared to smaller properties which are hard to manage, can not take the benefit of professional management or tax benefits like cost segregation and bonus depreciation. Can provide enough amenities to your tenants and hard to compete with larger properties and so many other reasons and I can go on and on. I would take 5% of a larger property as compared to 100% of a smaller property.

@Mel Anic Saint Luis MO is not a great market for Multifamily for sure because of declining population growth, high crime, tenant friendly state and so many other reasons so please do the research before you buy.

@Steven Gesis gazebos with wifi and electric outlets for charging phones and laptops because a lot of people are working from home these days and get get tired of sitting in the house so they can enjoy the outside weather and work as well.

@Ryan Lauretta keep it simple not complicated, just invest in different multifamily syndications with multiple syndicators.
