@Derek Robinson you can invest in Multifamily syndications if you are an accredited investor because most of the syndicators accept only accredited investors but some do take sophisticated investors if you are not an accredited investor and you can sit and see the money being directly deposited to your account and also you can reap the benefit of cost segregation and accelerated depreciation and wash off your other passive income with paper loss in apartment investment.

@Darius Howell Eat the Elephant bite at a time that means you would need to do all the things that you have mentioned in your post but you need to do it one at a time. I do not think at this stage you need to spend so much money to hire a mentor but start learning yourself first .You already have started with a good book by Joe .Attend some boot camps ,read some books and join some multifamily meetups near you or online and then start making your list of investors, gather your team ,start underwriting deals and when you are ready to buy then hire a Mentor and Joe Fairless is a very good experienced mentor.

@James Canoy You already have got a lot of insight by experienced people above but I am going to give my two cents.There are several ways to deal with this situation and make money.

1. You can sell this deal to someone and either get paid upfront or get a piece of the deal.

2.You can partner with someone and do a joint venture.

3 You can just do a syndication yourself and have a management company run the show .

@Kris Jumao-as Do not give up ,you are in the right business and businesses are not based on One person .Successful people do not become successful easily ,they have to fail before they succeed .Keep trying and you will find the one you are looking for.

@Britt Lang Welcome to Fort Wayne .There are two REIA meetups in Fort Wayne one every third Saturday of the month at 10am in Pro-tech building. And the second one is at Mike Thomas building on Coldwater Road every First Wednesday at 6:30pm and both have very knowledgeable people that are ready to share their knowledge for free.

@Todd Dexheimer It is a input how to start in . Multifamily .Another thing high net worth investors can do is sign the loan as KP (key Principle) and get a piece of the pie .

The Portfolio consists of 2 bedrooms to 5 bedroom and 1 bathroom to two bathrooms and are all rented and most of them are rented for a long time and are in very good condition and no deffered maintenance required.

Np appliances provided is a big plus so very less maintenance required.

@Zevi Arem there is no one place to find good deals but constancy is the key .Target some markets and keep looking at them consistently.
