@Adalberto Jimenez start talking to friends and family to let them know what you are doing before you ask them to invest.Start building your brand immediately on social media as well by adding value to others. Start attending local REIA meetups and networking.

KP stands for Key Principle who will sign the loan and bring his balance sheet to the table for a piece of equity in the deal or some upfront money.

@Louis Gilliam i have been on both side but I invested in 7passive deals and took several courses and attended several boot camps before jumping to the GP side. I think you will have to start as a passive side and gradually migrate to GP side.You have to learn the syndication process and build up the team. Obviously the GP make more money but they are doing all the hard work and the passive investors sit back and receive checks in the bank account or mail.

@Amy Hietala I would Investment $100K in two syndications with a track record syndicator as a passive investor on a value add Multifamiy property where I can get a 7 to 8 percent preferred return every quarter and also get a minus K1 at the end of the year from both properties and wash of my other taxes since I have passive passive income.

@Michael Putman you need to give a little bit more details whether you are going to do a syndication or a joint venture. Secondly what is the purchase price and down payment and is it going to be a recourse debt or a non recourse debt. And if it is a non recourse debt the credit score does not matter much because loan will be based on the property financials and not your credit score and also you can have a KP on the deal because you are going to need net worth and liquidity as well.

I own 40 SFRs and a little over 2500 doors multifamily and I would love to network.

@Sam Wilson @Yonah Weiss Thanks so much for the shout out . Yes, I have in the Laundromat business for the last 7 yrs and I built a laundromat from the ground up as well. I did one-year research before getting into the Laundromat business so please reach out to me for any help and questions you may have.

Hello Adil,

1. Yes, you can and must have all the above contingencies in the contract whether you are buying from a wholesaler or through a broker and make sure to check the timeline.

2. During your physical inspection and due diligence period and also must do a financial audit too.

3. I do not have any recommendations of attorney for that area but you can go to our facebook group or other facebook group and ask for recommendations.
