@Ed Emmons these days a lot lot of analyzers can be found online and you should be able to get very good results rather than using 50% rule which is very vague and does not work in all markets and all assets.

@Hoa Nguyen I think @Abel Sng has given you a very good advice ,rather than getting into a smaller deal ,you can invest that into two different deals with two different syndications and start learning and you do not need to spend a lot of money on coaching courses either but you can always attend scheaper boot camps or online boot camps to learn and network to build your team . Also let the market cool down a little bit and with the knowledge you are going to be more equipped to find,fund ,acquire and manage the deal. I f you need good track record sponsors in your market pm me and I will let you know that I have invested with.

@Jordan Moorhead I have used legalzoom.com several times to prepare mine for $49bucks and does the same work that an attorney will charge a lot.

@Troy Marschall it all depends how you structure your deal and if you get an exemption under Rule506 (b) you can have 35 non accredited investors but you should know them personally and also they should have some business experience or real estate experience. @Tj Hines I just attended Rod khalief ‘s boot camp in Chicago a couple of weeks ago and Rod said that if some one has a deal that make sense ,they can partner the deal and he is from Sarasota and very knowledgeable and experienced guy and he has his team in place .I am sure if you really have have a deal he will help you out .
