@Duncan Hayes and others- Great points.

I am a flipper in Atlanta market. We do 3-5 high quality and extensive flips a year. Most of my deals have come from wholesalers in the past. I am looking to get into lead generation myself. Not to wholesale to others but to use it in house.

Looking to focus on 1-2 counties of interest where I operate. I am struggling with data source. What would you recommend ? Where do I pull the data from ? ny suggestions would be appreciated. (I am aware of Propstream and listsource)

Thanks !

In your case I would get with probate attorneys.......you won't have to do much marketing......the attorney will call you with hot opportunities.......Code violations and preforeclosures from the actual county level not through the data providers.......ita fresher at the county level IMO

Thanks @Kerry Noble Jr . So do I just google probate attorneys in the 1-2 counties of interest or is there a better way to do it ?

I use a company that has VAs do it, they have a script already, it's about $6/hr of cold calling and I usually get 1-2 leads per day which I can then follow up with.  It's more of a numbers game than anything else, as many people (especially today) are asking over market for their properties.

@Ryan Minekime - could you share the VA company's details ?

I just started using Propstream and using a VA (virtual Assistant). I was pretty satisfied with the data and ability to skip trace for phone numbers so that my VA can make cold calls. I am looking for a CRM to upload the Propstream data & leads into without needing to reconfigure the data/excel sheets. Doe anyone know of any?

@Carol Small - Did you use a local VA or an overseas one ? Could you share more about it ? I have come across the following CRMs, not used though.

Hubspot
Podio

Propstream - Data creation + stacking

Deal Machine - Driving for Dollars

Open Letter Marketing - Mail Provider

Using these 3 platforms, you will be able to create lists, research properties, and market to them effectively.

@Jake Soper - what do you recommend for calling ? Any VA service firms ? Any other automation tools you suggest ?

@Shawn Ackerman - I am in similar situation. Atlanta based flipper, looking to create some in-house leads for my flipping business. Any suggestions on reaching sellers, use of VAs ?

Quote from @Shawn Ackerman:

Hi @Sarah Castor That is one of my business but I do it In the Mid-West where I also buy and hold.  I built the business mainly to feed my buy and hold business.  But if you are doing it relatively close to your home market you can do alot yourself.  Since I am so far away I do everything with team members.  Propstream is a great platform for lead gen and skiptracing, but what is your mechanism for reaching sellers? Cold call, Text, email, Direct mail???? I would examine those things opposed to driving for dollars as that takes time out of your day.  There is so much tech you can use to reach many more leads sitting behind a computer than physically being in the field.  All the best and good luck to you.

@Christopher Rembert - have they closed down ? I dont see the site anymore.

Quote from @Christopher Rembert:

Thanks @Tanner Ellis I purchased the bronze package. I'm by myself doing this and thought that was more than enough. Once I brought the package I was contacted by their customer support. They asked me questions to narrow down my market and which homeowners I should target. Then alittle more than a few days later I was on my first appointment.

-Hope this information helps.

@Duane Alexander - Could you share more about the VAs ? Where do I find them for $6/hr ?

Quote from @Duane Alexander:

I really like batchdialer, but I use reireply for texts. Their follow up systems, triggers, etc is awesome. I've made so much money off of reireply it's insane. I wouldn't call batchleads a crm. You prob want to look at podio, resimpli, freedomsoft, etc for that. You're also probably paying way too much for your VA's if you're using startvirtual. No shade to them, I really like their course on training, hiring, and building a great company culture based on VA's. You'll probably be better off just buying that course and hiring your own va's directly or through a cheaper VA managing service. For example I only Pay 6 bucks an hour for my va managing/training service. These guys that are charging 10-16 bucks an hour for VA's are caking it up!

@Remington Lyman - Any recommendations on VAs ?

What are some tips or tricks you guys or girls use to maximize your efficiency when cold calling. Do you comp. a property first then call, or vise versa? Do you follow a specific script? Do you call at a certain time of day? Any feedback is appreciated :)

I focus primarily on off-market multifamily properties in the Columbus, Ohio area. I have my VAs pull lists from the auditor's site, skip trace them, and upload them to mojo. I then the newer agents on my team cold call these owners.

As part of increasing my lead generation, I am looking to generate in-house leads.

I would like to know the following -

Where do you get consistent leads from ? (I am aware of Propstream and List source, any other platforms/suggestions)

What software do you use to funnel out the deals?

Any good VA firms you would recommend ?
