SFH and MFU in Atlanta have been on fire lately. Who is investing here ? What asset class and which sub-market ?

I am also looking to buy a quad rental with a horizon of 5-6 year. Which are the emerging sub-markets that are expected to boom in 5-6 years.

Try to give the seller 2 offers - a cash offer at a lower price and the offer at 525K perhaps. Keep in mind, getting good appraisals is getting tougher since banks are being risk averse. 

If you are going to use as a rental eventually, have you checked the cap rate / COC ? Does it align with your investment goals ? These are some questions you need to ask yourself.

Well done. It is a great achievement. Do you pay interest to your private lenders or give them equity in the deal ? We are two brothers as well and we have done about 8 flips/BRRRR in the last 3 years. Similar goals as yours. Let's connect.
