I am trying to do my first syndicate as well in the MFU asset class. The investors and I plan to put 30-35% down and rest would be financed. Who would be the signatory in the deal ? Would that be me (GP) or all investors. It is a small syndicate comprising of 3-4 LPs.

I do SEO (Search Engine Optimization).

Many many MANY people say stuff like "everything works" but let me tell you something. No matter what they say or swear by, the only thing that will get you reliable leads of highest quality and for free is with a #1 ranking credible website. That is what I do.

I highly suggest you do it too!


 Do you use a particular platform/agency for your SEO ?


 I own my own SEO agency. BUT... I am a huge advocate for people to do SEO themselves. No one will work harder stronger and longer than you, on your own results. Honestly.

 You are right. There may be different partners of different deals. As mentioned, I will be on the acquisition side and I will be seeking partners on the disposition side. As @Jim Pellerin posted, 50-50 probably is fair, but just wanted to get the other's opinions here.

I am primarily into fix and flips. Looking to get into wholesaling for internal lead generation. However, occasionally, I will be disposing off the properties to other buyers based on my work load. My primary focus will be on the acquisition side. For disposition, I may require a partner (another wholesaler perhaps) to help me out. If I choose a partner for disposition, how show the spread be split ? 

50-50?

60-40 ? 

Any other suggestions  ?

@Curt Smith - Good to hear from you again. Thanks for your inputs and insight. Do you recommend anybody else ? I am looking to get 2-5 deals a quarter (for own fix and flips) and possibly wholesale  a few. So the volumes are quite low..

 Hi Kaus,  I'm just another user, around 3 yrs.  I just use the very basic features of uploading a list of addresses, paying for skip tracing, around 10cent ea, and created an 8 mo, 8x, touch campaign and just turn it loose and never touch it again.  Then answer the replies I get back from the 4 rented phone numbers.  I don't use RVM, not sure it works today, I ignore messages,  nore email.  If you train up reireply has a ton of features.   

BUT I agree they are not a hand holding org.  reireply was built for personal use by a nationwide wholesaler and then eventually opened it up for subscription users so their purpose is not so much to cater to new folks, but their own use.  It works, you just need to dig in and start using it.

There are a few other SMS tools.  IMHO none are "hand holding" you need to unfortunately spend a lot of time figuring out how to get each tool to work.

If you have questions, their process is that you create a trouble ticket.   Best of luck to all.
