Hey guys, first time having a squirrel problem. The tenant says there must be a squirrel in the attic because they had one before, found the hole and fixed it but this time they can’t locate it. Hey guys, I've got a tenant and a lease agreement who I've acquired from a previous landlord in Georgia. She is month to month but her lease per contract ends this month. Do you know where I can find a blank lease document to have them refill out in Georgia?

I agree, even though the HELOC might get you possibly more money and be able to reuse it once paid back, if all you can do is the refinance, I recommend that.

One of many strategies is to ask locals from that area on Biggerpockets, I feel it holds them accountable. That's not to say you shouldn't still look at their experience and check them out on the BBB, but that's a start.

@Conor Reilly, thank you for the recommendation. I was on the phone with a a Drew, not sure if it's the same one, but there's policy pretty transparent. I did happen to find another lender and will keep this company in mind.
