Best way to learn is to:

1) Read MREA

2) You need to "network" -> Go to meetup.com events, go to local events (leave business cards around), tell those that you that can help

3) Make sales -> Reinvest back in

You're saving money on Taxes

Also, assuming your property value goes up more than the amount of money your paying in a month for a year, then you're playing the appreciate game. Can still win

Venmo works, a lot like the tech, some don't. Just see what's convenient. 

I had to go to my tenants phone and explain to them how Venmo works and they loved it

If you have a contract with the first agent, don't JUST break it because you have a new one. You can get sued.

Talk to them and let them know it's not working -> don't burn bridges

If you buy used, you won't get the best tenant if it LOOKS used. Start budgeting for Vacancy and maintenance NOW

If you buy new, you'll get a good tenant that values that AND it'll be warrantied

With so much in already, I recommend you trying to talk to a contractor on HOW you can finish within a time and financial budget. It's important (if there's not TOO much involved or left), to try to finish, pull out the equity and move on. If this a long game, this start won't matter in the long run

I've seen quite a few distressed properties in PG, I'd say reach out to off-market wholesalers OR investor realtors (I'm on in VA) OR drive for dollars/send out post cards

Understand that investing means to put money/time in for a return.

Real estate has many ways of doing that whether it’s flipping/rentals/etc.

Credit is important, having a job already in place makes it easier, knowledge is good but most comes with experience
