I’ve got a buyer who sitting on a good deal valued at $2M and under contract for $1.1M with $100K in.

Hard Money Lender backed last minute for no reason given. My buyer has plenty of collateral.

Any hard money lenders that can underwrite and fund this in 48 hours?

Location: Maryland.

As the market is showing higher interest rates, owner financing will be attractive to buyers and sellers.

Is there a universal template we are using or does it vary state by state?

Hey guys, 

I'm looking for recommendations for reliable property management companies in Cincinnati, OH.

I'm building my portfolio there and I need a company to help manage it.

Right now, I just have a duplex but I'm going to purchasing another multifamily soon.

Who do you guys recommend that is results oriented and reliable?

Hey BP,

There's a really good 18% ROI 4 Plex in Georgia but I have 1/4 of the 20% down payment needed (5%). I've asked my agent to ask the listing agent if the seller was open to being 2nd lien on the property at 5% interest rate.

Is there any other strategy I can use for this?

If you buy it sight unseen, budget what it would take to the tear the house or gut the house, because it is scary what could you find in a home that you haven't seen.

I'm going to rethink this, I don't mind giving up equity if this works out to be a win-win for all.

@Jaron Walling Being an investor, I think I was very excited about the concept of purchasing a 4-plex. I definitely need to properly run the numbers to see what purchase price I should purchase this at. Thank you for that reminder, sir.

@Peter M. After running the numbers, I'm sure people would be willing to partner with me for a good deal. Selfishly, what's the incentive for a capital partner who wouldn't get any equity? I'd offer them more money? Haven't navigated those waters yet. Thank you

Hey BP,

My wife and I bought our second investment in Georgia, SFH with 3 beds and 1 bathroom.

We had a good chunk down, 25%, and now are saving up for the next one.

We came across this solid 4 plex that just popped up and being it's on the market for 2 months now, we can definitely play with negotiations. However, to get this property, the lender says we need to put 25% down on this $270,000 property. With closing costs, that's approximately $70,000. There are some repairs needed, possibly $10,000 per unit.

3 units are still rented out, 4th one just went vacant. (Renting at $600 each -> rental market there can get me about $700 each when updated)

There's got to be away to acquire this and BRRRR it in some sort of way.

Any and all suggestions are welcomed!
