Realtors don't always have access to off-market deals either because they don't want to or don't know how to

"...other investor keep going forward with some deals..."

Because they do the extra work to get the deal -> look for wholesalers OR get county records and look for tax lien properties OR probates

I promise you deals won't fly to you, you need to get to them

Hey BP! I was looking to purchase a flip potential in Baltimore for about $80k and it’s ARV is about $210k What do y’all fill out in the Purchasing Cost Breakdown? Do you have a rule of thumb that always works? Title and Escrow Fees? Attorney Fees? Recording Fees? What do you normally put for the Holding Costs? Any ballpark for the utilities? Thank you
