If you listen to the webinars and the advice given by Brandon turner and Josh Gordon, you have to set aside at least 10% for repairs and 10% for CapX. When I bought my duplex, very first month I had to do a $400 repair which I was not told about before. Things come up and you got to be ready for them. It’ll take more than $100 put aside to solve them
