I have a purchase and sale contract signed. I'm going to get the assignment of contract one signed soon as well. What do I do after like do I call an attorney and then what?

Does anyone know any good wholesale friendly attorneys in Central New Jersey? Can you explain what do I do once I have a buyer and the seller it and both parties are interested. Thank you

Hi, I live out of state but I have a wholesale deal going and I have a contract for 2 weeks. What if the seller talks to the end buyer about price and tries to negotiate? What if the seller tells the end buyer to wait 2 weeks till when the contract is over for a lower price? Am I protected? Any clause I can add to make sure that doesn't happen?

Duane Ortega Overnight documents would be just the purchase and sale agreement & assignment of contract? I have a purchase and sale agreement signed by the owner via email and I have a purchase and sign via email as well. Would those be enough for the transaction? How do I do deal with an attorney in NY if I'm in GA at the moment? Do they allow us to do it all via email?

Jake Thomas Thank you Jake. I have 3 deals under contract and negotiating the 4th. 2 of the contracts I can seal now but the seller isn't available to show the property. I'm wholesaling in 3 states. Do you think I need to physically be at the closing or can the attorney wire the money to my account?

Hi, Once you get a deal under contract, is it recommended to get the title opened? How much does it cost to do that? How long does it take for the attorney to check the title out? Once the title is opened, if the person is a cash buyer, how soon can we close? In regards to a double close, how much can I average the cost of closing would be? Also, I've never bought a house and I wanted to save my first time home buyers discount for once I get married, will a double escrow use that?
