6 months in a separate Rental Savings account. 

Goal is to have enough income from one tenant to cover mortgage and rest is savings (I own a duplex)

Does the engineer say and certify that'll resolve the issue. 

Make sure it's contingent seller fixes the issue before closing

Void offers if you're no longer interested. There's legal ramifications if you get accepted.

Focus on your lease, if you need analyzing it, let me know and we can look at it. 

If you're in jurisdiction, you can send them to collections but get it rented out ASAP obviously.

If they owe you money, keep the deposit OR offer them half back if they can let you a tenant in 2 weeks.

Couple of ways to leave on the right foot and salvage the rent.

As long as they keep their distance from each other, it's not like the virus will stick to the walls, let them finish. Good for them to get paid while all this going on

Be careful using the VA loan versus a conventional for fixer-uppers, appraisers are more stringent.

Numbers are awesome. You need to verify all of them such as exact closing costs, get your inspection contingency if possible at a minimum
