NEWBIE// HOUSTON// NEED HELP ANALYZING A DEAL

Hello BP,

My husband and I found a FSBO deal today. The Owner says that he is selling the house for 158,000 with 35k down, 1,100 a month or 1,450 with taxes and insurance included. I'm new to all of this and was wondering what other questions do I need to be asking.

The owner has tried to sell his house for a while, I've seen the house listed on HAR for a while before it was taken down. Zillow says the house is worth $132,277 with an estimated monthly rent of 1,350. 

I was wondering, if this doesn't work out as a rental property, what else could be done with this type of deal? Any advise would be greatly appreciated.
