@Kelly Skeval - awesome! I've found that our 3/1s rent well too, you just don't see it very often in new construction.

@Christine Stevenson - there is no way for you to prove that the sellers knew about the moldy OSB behind the siding. Additionally, it is relatively recent that all homes are constructed with house wrap. Many are just like yours - vinyl directly over OSB.

Vinyl is also an exceedingly easy product to install and fix. You are likely better off just having someone come out and fix it for you. It's unlikely that your entire house is covered in mold.

What are the city/county requirements for new MH parks? Is is a permitted use by right, or will you need a special use permit (or rezoning)?

@Juan David Maldonado - newer mobile homes are more or less built with traditional building materials. There are some cheap components on some like plastic sinks and faucets, Uber cheap cabinets and odd shaped doors. That said, with proper maintenance there is no reason why a mobile home should last you less than 30 years.

Nobody can tell you what the issue is on here. You need to get someone to physically inspect the roof and figure out what's going on. If there are no pipes running in the attic, chances are that the leak is coming from the roof. The fact that it's a flat roof adds an additional level of complication. Make sure that you hire someone that is experienced with flat roofs.

@Zoran Domazet - believe it or not I've actually heard of people getting good quotes through Lowe's for window installation. YMMV

I recently had windows replaced in a SFR. I paid approx $300 per window, which included all materials, labor, and wrapping the exterior of the window in aluminum. $500 per window seems high IMO unless you are in an area where labor rates are high.
