Seller Improperly Repaired Siding
Hi! My husband and I were first-time buyers and just closed on our house a few weeks ago in Virginia. Since we moved in, we have found numerous undisclosed/concealed defects in the home (e.g. gap between slab foundation and subfloor). The main concern I have is the vinyl siding.
On the PICRA, the seller agreed to "repair or replace loose and sagging vinyl siding". Initially, we asked the seller to hire a professional to complete the repair. However, she wanted to complete it herself, and our realtor thought that it was reasonable. Even though we were a little unsure about doing that, we ended up agreeing because of the other repairs we asked for (we did not want to overwhelm the seller).
During the final walkthrough, the siding looked to be repaired from the ground, and our inspector said that it looked good. We closed on our house and moved in shortly after.
Today, my husband and I were working in the yard and noticed that the siding had come off again. My husband went on the roof to get a closer look. Upon further inspection, the siding was never secured properly and had allowed additional water to leak behind the siding. There is also no housewrap, so the OSB board is moldy. It is likely that this problem (of moldy OSB board) may be around the whole house, because there is no weatherproofing layer between the siding and the OSB board. If my husband and I had know about this defect, we would not have closed on the house.
Does anyone have any suggestions on how to approach this situation? Mold and water damage is a very serious issue that we want to handle immediately. Thank you!
