There are way too many variables for anyone to give you accurate advice. Since this is MD - I assume you are dealing with a full basement. That could be a benefit - or not. If the cement didnt get past the traps - you may be in decent shape. If its past that - probably a non starter. Consult a pro.

Area demographics: half is Spanish speaking, median income is about 38-40k, 40% white, 22% black, 21% latino. I need to find a way to utilize the storefront since I doubt I'd be able to rent it out in this COVID market. I was thinking about converting the storefront into a small storage facility but I'm not sure how that would work yet. Anyone has any idea on how I can rent out the small commercial space?

This would be my very first investment property! Id really appreciate it. Thank you.

How is anyone supposed to add a meaningful comment when you don't even say what county/city/state this investment property is located in.

No - our county allows up to two mobile homes per lot in some zoning areas. Land is also pretty cheap - so I can buy a lot and bring in two MHs.

Hi everyone, I am looking for electrical advice. I am on the HOA board for a resort in Mexico that was built in 2000. There is a small electrical service in each condo, that I would guess has less than 100 Amps. Wiring is original, and to Mexico standards, not US standards. I.e. not the best.

A couple of condo owners have decided that they are not happy with the temperature or reliability of the "hot" water supply and are looking at installing electric tankless water heaters in their condos.  There is no gas service, so it would have to be electric.

One owner is considering an EcoSmart 18.  The web site says it's for condos/apartments; it is listed at 1800 watts.  The specs say 75 A draw; 2 x 40A breakers; and 2 x 8 AG wires.

What do you think?  To be determined, but let's assume there is enough space in the electrical service box for the 2 x 40A breakers.  How safe is this from an electrical perspective?  Is there a risk of fire?  Is there a risk of affecting other condos' electrical supply?

Thanks!

If the service is only 100a - chances are that you wont be able to add an electric water heater. If you dont have NG - the next best thing is a propane tankless. Is that feasible? They sell units that can be mounted outside and do not need to be separately vented.

@Kevin Moules - we lived in Irvine then moved to Aliso Viejo. Good place to grow up.

@Janene Tompkins - do you invest outside of RDU area? I am pretty involved in the Fayetteville market - would love to connect.

@Janene Tompkins - that isn't always true. In NC most single wides are not considered residential real estate regardless of the foundation. Double wides are different.

@Kevin Moules - I'm surprised that there is this level of interest in Lubbock. Im originally from CA, but lived in Lubbock while attending TTU. Definitely a decent market, but taxes in TX are pretty high. I live in NC now and primary invest in Fayetteville. What do the typical numbers look like on Lubbock properties these days?
