If it was just the State AG - they probably would give you a slap on the wrist and demand that you cease wholesaling. The fact that the guy took a two pronged approach (Civil and Criminal) shown that he was really trying to stick it to ya.

There are many wholesalers in my part of NC. Most conduct themselves in a professional manner - which is **PROBABLY** why they are able to continue operating (i.e. they don't get reported).

That said - the NCREC definition of practicing real estate without a license is VERY broad. I don't see how anyone in my neck of the woods would be surprised to find out that wholesaling isn't legal. I know there are some other approaches that may be considered legal (such as funding,closing and immediately reselling) - but most of the wholesalers I know simply assign the contract and collect their assignment fee.

@A Schwartz - you obviously don’t know what you are talking about with regards to Fayetteville. Yes - there are areas that are in flood zones, but the vast majority of Fayetteville is not in a flood zone. You are missing out on a great cash flow market by writing off Fayetteville.

 Good luck - cell phone providers get thousands and thousands of people asking them to put up cell towers. They have consultants that seek out the best locations/properties for new towers.

You don't list a city, so it's hard to really say if it's a good deal or not. 

$33k for a lot sounds crazy high to me - it all depends on what market you are in.

@Matthew B. - as others have aptly mentioned - this is a regional thing. Most million dollar homes in Southern CA have some form of texture/knock down. In NC even cheap homes have smooth walls and ceilings. Unless it’s popcorn ceilings - nobody cares.
