@Carole:

I would call that a very rough estimate that allows you to make a quick determination of the property. There is so much more than "x amount of dollars/door" that needs to be taken into consideration. Not all apartments are created equal, therefore the same basic calculation may work for one and not the other.

I used to be stationed at JBLM - I second the HUD idea (hudhomestore.com). That's where I located most of my prsopects when I was out there. Be patient, but also ready to make a decision when the right property pops up.

Hello,

Depending on how old the siding is, painting it may only be a short term solution. Over time vinyl siding becomes brittle and is more prone to cracking. Also, paint, if applied to a surface that is not clean and prepped properly, will begin to peal (which can lead to even bigger headaches). Vinyl siding is going to be your most economical choice. Choosing the right colors/contrast can really add to the curb appeal of the house. Hardiboard (or similar) is very nice, but will be much more expensive. It also requires more upkeep (painting, caulking, etc).

Hey Kerr,

Any luck with finding investment property in Fayetteville? The wife and I are both stationed at Bragg and we have two investment properties in NC. Are the REIA meetings in Fayetteville any good? I am currently deployed, but am looking forward to the next flip/investment opportunity!
