I'm looking to transfer a property from my wife to myself. I would love to be able to cash her out in the process. The problem we are running into is, the cost in going the convention route. The fees are from 10 to 15k. This in conjunction with the DTI ratio brings the cashout amount lower than I'd like.

I'm unfamiliar with the "subject to" process. Could this possibly be a cheaper route. I understand that there may not be a cashout in taking this route if this is even possible.

Is there another avenue that could get us to our goal, or closer to our goal? The goal is to transfer ownership and pay out 35k of 70k of equity.

The big blowouts are cool, but I'm also looking to have more frequent smaller local meet ups  in the interim. Once a month breakfast, lunch, brunch, or dinner.

I would like to start brain storming on the next Charlotte meet up. I would like to discussing what a deal really looks like and where to find money for deals.

What works for you?

@Quinton Washington yes we all want this to be an on going thing. I think someone suggested quarterly. I would like to see something monthly on a smaller scale. I would love to partner up on a few deals, or at least have a support group to keep us all focused.

@James Masotti In NC setting up an LLC is simply answering a few questions. Try this, go to a site like legal zoom. Go through the process, answer all of the questions they ask. They will provide a summary before you purchase, for you to review. All of the questions and all of the possible answers will be listed.

I'm in no way affiliated or promoting that site or it's services.
