The only way I know with 10k which is very little capital. Is to partner with someone that has more resources. Even if you found a seller financed property for 80k, after a DP and closing cost you wouldn't be able to operate.

 Good morning, and congrats on taking the steps to get started. I too am new and looking into a subject to deal.

I think a good a first step is to consult with a real estate lawyer that is familiar with the process. You will most likely have to use one at some point in the transaction.  Build your bridges before you need them.

I don't know the best way to find a seller. I have a neighbor that I'm working with on my deal, so it wasn't hard to find them. Be vocal about what you want to do. Spread the word to everyone you know. You don't have anything to lose.

From what I understand, this is used to postpone capital gain taxes. You would have to take the proceeds of a sale and apply toward another purchase. You would have to identify the property to be purchased within 45days and close within 180 days.

Check with your CPA and Legal team though.

@Andrew Bondarchuk I'm glad to hear that you are waiting on all the numbers to come in. Btw I'm far from an expert, we're all in the same boat. 

The 4 hour work week is worth reading also
