Hi @Denice Nagel and welcome to the site!

I didn't know there were any Bay Area natives in the Bay! lol jk There are some $200K properties in the Bay, but they're on the periphery neighborhoods of the East Bay and in E Oakland - definitely not down on the peninsula. Definitely different vibe/demographic than you're probably used to down there.. But in my mind, it's sort of an "overflow" play from SF, Oakland, Berkeley, Walnut Creek, etc. As rents and prices go up there, they spill over to the b and c neighborhoods within commute distance to SF and Oak. (IMHO - that's why I'm here. So far, so good.) But a lot of people are going to Houston now, and some still in Atlanta - and Phoenix and Vegas, although I hear less about the latter 2 now..

I'm a 'fix and hold' investor in the East Bay, with my properties centered in Richmond (the city, not the SF district) right now. The rent/price ratio works for me, with rents increasing, and super tight vacancy. I plan to hold these for a long time, but looking elsewhere in the Bay where I can still get some cash flow.

@Account Closed do flips up on our side of the Bay - if you want to connect with some locals. You can also try searching for local members, although I haven't found it very helpful for finding active members. I organize a monthly meetup in Oakland, and you can monitor the link below for the Feb date if you're interested in coming up from the peninsula.. About 20 BP members at each so far.. @Adelina P. , welcome from another Bay Area investor! I'm not sure if you're down on the peninsula, or up in SF, but I've been organizing monthly meetups with BP members in Oakland. You can "monitor" the link I paste at the bottom, and you'll see the new date when I post it on there, in your "monitored forums."

I'm a 'fix and hold' investor, up in Richmond for now - looking at some other areas of the Bay. Your experience should definitely come in handy. Being an agent and a loan officer will be really beneficial when you're prospecting, so you'll know what structures are financeable, the best financing approach, good contact/connections, etc..

I just saw your meetup in Sac while I was updating my posting for a meetup in Stockton next Tuesday 1/21 in the evening. I wish I could make it out there to meet you in person, but I'll be in a different part of the state then. I happen to be working in Stockton for next week, so I set this up to talk about some more inland deals than I'm currently in.. If anyone would like to join us next week, feel free to come also. It will definitely be smaller than the 20+ people at the last few East Bay meetups I organized. But has always been a good group from BP..

Despite what was discussed above, the Stockton meetup is next Tuesday for whoever wants to join. @Erin A. , I'll see you there. @Melvin Yuen and @Jessica Yau , post on here if you'd like to come out, or just drop in if you're in the area to check things out.. @Kyle J. , hope you can make it out. If anyone else out there is from Modesto, or maybe someone from Sacramento that commutes near the area and wants to join, please come out and meet some fellow investors!

What: Stockton Meetup - chatting about Stockton / San Joaquin Valley and Bay Area deals, share experiences, tips, failures, etc
