I'm almost positive you can rent out the VA home later if you decide to move. It's just like FHA. You are required to occupy the property and live there. If your circumstances change down the road, and you need to move, you don't have to sell it. You can rent it out. Talk to your mortgage broker though.

Having an extra unit will definitely help with the mortgage, but like you said, you have to consider what's available in the area you really want to live. I've been a lot more flexible since I'm young and single w/ no family. Although not flexible enough to move from the coast into valley farmland area!

Anyway, good luck. Talk to a couple mortgage brokers that can give you all the options..

There's an amazing wealth of knowledge out here on the forums and on the podcasts, so dive in and enjoy! And perhaps most importantly, all the members on the site are super helpful.

I would check with some legal aid organizations to see if they can help out with your specific issue. Try searching online, or call the State BAR (legal group) in your state to see if they have contact information. They give a lot of money to these organizations in CA and work with them...
