Hi Brad B , and welcome to BP! I’m a ‘fix and hold’ investor from the Bay Area in CA, and loving it! But you’ll find a variety of every type of investor on the site, and everyone is amazingly helpful. Some pointers for you: The "Learn" link across the top navigation bar has lots of great info, and so do BP members! You can click on the ‘vote’ button if you like someone's post or is helpful, and there are ‘awards’ to earn on your profile. And you can tag people by typing @ before you type their name, then clicking their name at the bottom of the message box. Welcome to the site, and good luck in everything!

You can tag people by typing @ before you type their name, then clicking their name when it pops up at the bottom of the message box. You can click on the ‘vote’ button if you like someone's post or is helpful, and there are ‘awards’ to earn on your profile. Much like Erin and I, but to an even greater extent, I really appreciate your willingness to do what it takes to make it happen. I've always been uneasy about an out of state investment where I can't manage it, but I think moving to one of those areas would be a killer way to maximize the cash flow from the equity you have. I've always wondered why more people from the Bay don't do it.. But of course, moving is big.. Hope you can make it big there! Interested in hearing about things unfold. Keep me up to date, and hopefully will see you at the next Oakland meetup in Feb!

Thanks for being our Stockton local and sharing everything about your recent purchase. I remember how excited I was when I first bought my 4plex! Congrats on getting your official start, after all the hard work. And again, big props to your ambition to do what it takes to get it done. I moved to somewhere I hadn't ever considered just like you, and I'm feeling optimistic about your situation! Hopefully I'll see you at the next meetup in Oakland in Feb. If I wasn't working my 9-5, I'd probably get on board with doing more work on my own properties like you do. On top of being in control of what is going on, I think it can be a huge benefit in estimating rehab costs when you're looking at future fixers. I still learn a lot around the way with what I'm doing now. Someday, hopefully, I won't have to work so many w2 hours.. Good luck on all your properties, and you're welcome to join us at our monthly Oakland meetup I organize if you need an excuse to visit the city!

Thanks for coming out to chat it up last night! I've been curious about the San Joaquin Valley and Sacramento area. Interesting to hear about the numbers in the area, and all the other tips, tricks, ideas, analysis..

I probably won't be scheduling any meetups in Stockton for any foreseeable future unfortunately (out here for irregular work schedule). But Kyle, I would encourage you to reach and get ahold of people in the are by searching members, or making a posting for meetup interest, and put in the names of a bunch of local cities so it shows up in locals' keyword searches.

If you haven't really looked at the unit yet, he can also do an inspection of all the under sink / bathroom areas, caulking, any plumbing or electrical issues, or any other little fixes/tweaks it might need to get it tenant ready. He knows the routine.. I've also had him do very large rehab jobs for me if you need something bigger later..

Hi Kristine,

I have a handyman I highly trust at a very reasonable cost for the Bay who can probably do it for you. I will check with him tomorrow (just texted him), and he can tell you definitively whether he can or not, based on his current job - but I think he can take some time off on the long-term rehab he's working on when now, since he's not busy on mine. (To give you an idea of how much I love him, I'm having him move into my unit in my 4plex on the 1st to manage that and my SFHs! So happy to keep him busy and close by :) He lives in Richmond, so he's about 5 miles away from Berkeley.

He can bring/manage his own crew and does not require supervision. And has finished a complete repaint of a 3br apartment in 1 day for me with a crew (I had 2 days vacancy on the turn). He is NOT a licensed/bonded contractor. He can quote you hourly or flat job rate after finding out if you need multiple tones, baseboards too, etc.. Pic is nice. But, it is just painting, after all.. not a rehab quote.. He does a good painting job (but for sure not "artisan" prices lol) And honestly, he's just a good guy overall..

Troy, first of all, ON the peninsula. Not in..! Are you from Vegas or something!? lol. Just kidding. I saw Aptos on your profile.. but I thought you were in Santa Cruz..?
