Again, I love your drive for investing that you’re willing make to make the move for a good investment. I did the same thing, and ended up being one of the best choices I ever made in my life.. It’s been very interesting looking at the Stockton market, and think it may be a relatively better cash flow play in the future for my prospects as Bay Area CF dries up with increasing prices.. I’ll see you next Tuesday, and anyone else interested in talking Stockton RE, come out and join us next week for a mini Stockton meetup!

Good to talk to you at least for a little bit, and thanks for the ranges on the construction costs.. I have a friend who is considering development deals in SF on an opportunistic basis (owns multiple properties there now), and would most likely need someone to work with on the development (teardowns, fire, lots, etc) . PM me your info, and I will put the two of you in touch. Probably won’t be a deal tomorrow morning, but a good way to be first in line when he’s ready to move, and you’ve been the point man on info..

Glad you could make it this time after doing the late-night hang out at the SF meetup. (btw, almost the last this time, and only Minh has stayed out so late in the past, besides Christine..) Thanks for being a trooper! I didn’t get to talk to you nearly as much this time as in SF, but I’m always available and open, and hopefully will see you again at the monthly meetup.

I think the wholesalers may have been the heroes of the night! There's definitely the demand from investors to bring deals. The question will be at what price and terms… Like I said before, I'm willing to pay near market value to be able to get access to an off-market property without the competition, although I'm looking at conventional 25% down, 21-day (real) close on non-owner occ deals. <8GRM SFH & duplex/4plex, or vacant fixers or turnarounds, especially in lower GRM areas in the Bay.

Glad I got to talk to for you the brief time that we did, and I’m also interested in hearing about some of your IT background. Have you considered how that might contribute to your RE goals..? I know Adam Hoffman has really leveraged his background to get things done on the wholesaling side.. I’m always working on new ways I can leverage my own experience also..

Thanks again for the suggestions to get the introductions/connections going for the meetup. The intros on the forums helped me for sure. And Troy’s shoutout for some wholesalers at the meetup reminded me we needed to gather up and do introductions. I’ll initiate that earlier next time.. Wish I could have talked to you a bit more, but I hope Michaela, Ken, and Erin helped out a bit on out of area investments that have some higher rent/price ratios (lower GRMs) than here in the Bay. Again, appreciate the suggestions, and open to any others.. Looking forward to seeing you next time!

Good seeing you again Jessica, and once again, sorry I couldn’t chat with you more. I love your and Justin’s ambition in building out the infrastructure to manage bigger deals and provide that investment opportunity for others. I still love W Oak, but I’m with you on avoiding rent control, especially on a bigger MF.. I forgot to ask you about if you have a unit coming up for rent also! Let me know.. And enjoy the surf :)
