@Theo Hicks We don't do anything too fancy. Lucky in the current rental markets we operate in a simple blast out to the rental listing sites does the trick. 

But you're question was effective not just creative. The number one key that most people miss takes zero creativity. It is just being responsive and timely with requests/questions. It doesn't matter if you are a marketing wiz that finds a way to get hundreds of calls in on your rental listings if you don't pick up the phone when they call, politely answer their questions and get them one step closer to viewing the property and signing the lease it all is worthless. So my answer is good old fashion customer service.

Hey Everyone! We are one week away from the Monthly Northern ATL Real Estate Meetup on 4/25/17 starting at 6:30 p.m. I hope to see you all there! 

We have had great turnout thus far with most attendance counts being 80-90 people and great success from the group. Through this group, I have seen people buy and sell deals, find financing, partner and grow their business through this non-sales, organic growth focused group. Whether you're just starting or have done thousands of transactions there are like-minded people to meet and grow your business. After attending the group in person there is a private online group where only in-person attendees can join. On this online group, people share useful information, Recommendations and even available deals to purchase. 

This month I will be giving a brief 20 min talk on what sets apart the successful investors from those who give up fail or never get started, and what you can do to be one of the successful. After that, we spend our time building relationships within the group the real way businesses grow. 

The weather is beautiful and it's hard to take an evening away from all the fun spring activities, but if you want to learn and grow in real estate investing this is the best 2-3 hours you will use meeting other local like-minded people in person. 

If you know someone who may want to attend @ tag them in this thread. I will tag those who have attended. I may miss a few so help me out if you know of anymore.  I look forward to seeing you all Tuesday at 6:30 PM!

@Scott Trench You're exactly right on this.

I was not a C student in English I was a D/F student, and I'm not sure I have improved very much but @Allison Leung cleans my articles up and makes me look like I know what a comma is used for :). She then packs all the authors articles into a quality newsletter that brings in readers making it worthwhile for all us writers to take the time to write.

@Steve Yang I grew up and started by REI business in Cincinnati. Our portfolio grew to a point where we needed 3rd party management a few years back so we began to source quality options. We did this by acting as prospective tenants for listed rental properties similar to the ones we had in our portfolio. Unfortunately, this yielded terrible results with very few people answering the phone or responding at all to our outreach. Ultimately we decided to virtually integrate and open our own management company arm. It now services all our portfolio but we do not do third party management.

Hopefully, things have changed a bit since we were looking a few years ago. Although I don't have a good recommendation for you I would suggest taking the approach we did rather than just go into the office and talk to the sales rep. Sales reps can make the worst operation sound good but getting on the phone as a prospective tenant will show you how the operations are really being handled.

Hey BP Members. 

up until this point, our company has used local and regional banks for our debt. Now that our balance sheet and liquidity has risen we are weighing in agency debt as well for a potential $3-4M Purchase, but my experience level with it is low so I have a few questions I am hoping others have experienced. 

I have heard Fannie and Freddie are solid options for stabilized MF under $5M when using their small balance products. 

-What type of costs ranges are typical for third party, lender legal and closing, and any fees? 

-I have never used a mortgage broker in the past. Would you suggest it when getting agency debt? If so I am anticipating a 1% fee from the mortgage broker. Am I in the right ballpark for this type of loan and size?

Any additional thoughts or experience with this type of debt is appreciated!
