The Most Effective Ways to Lease House or Apartment

Hey BPers!

Based on your experience as property managers/owner operators of SFRs or small to large multifamily rentals, what are the most effective methods you've used to lease a unit? 

A few ideas to get the discussion started:

  1. Contact HR at all major employers in the area
  2. Fliers at local retail (hair saloons, nail saloons, laundry mats, etc.)

The more creative and out-there, the better!

I asked a church just across the street from me...they said they didn't have a weekly flyer or pamplet or anything...which I found odd. Im not sure how they do it, but the PM company I use somehow blitzes craigslist, zillow, realtor.com and several specific rental listings.
