@Jerry Shen Congrats on the first acquisitions! I admire Brian and his company and have only heard good things about Joel. You seem to be on the right path for more success to come. Best of luck on starting the new company this year.

Hey Everyone! Friendly Reminder: The Monthly Northern ATL Real Estate Meetup is tonight 5/30/17 starting at 6:30 p.m. I hope to see you all there!

We have had great turnout thus far with most attendance counts being 80-90 people and great success from the group. Through this group, I have seen people buy and sell deals, find financing, partner and grow their business through this non-sales, organic growth focused group. Whether you're just starting or have done thousands of transactions there are like-minded people to meet and grow your business. After attending the group in person there is a private online group where only in-person attendees can join. On this online group, people share useful information, Recommendations and even available deals to purchase.

This month Devan McClish Will be giving a brief presentation on how he has built his successful business. 

The weather is beautiful and it's hard to take an evening away from all the fun spring activities, but if you want to learn and grow in real estate investing this is the best 2-3 hours you will use meeting other local like-minded people in person.

@Pierre Toussaint I would never base your ARV off the original list price. If there are not good comparables to find ARV then you should switch to finding value based on the income approach. If you think This areas market capitalization rate is 6.5 ( I'm just guessing based on what I know of Marietta) then you can figure out the value of this income producing property that way If you feel the gross potential rents are $1400 a month that is $16,800 a year. Your net operating income is likely to be roughly 50% of that which would be $8,400. If you divide your NOI by the market cap rate you get the value so $8400/6.5 and the value is $129,230. NOW I don't know what the going cap rate is for a property like this in this market 6.5 was just a guess. Another warning your Operating expense estimations are most likely too low you may be able to achieve that in year 1 but if you average out 5 or even 10 years of holding it will be much higher as things start to break more. Typically I see properties operate at about 50% expense ratio over the life of the investment but this is only a rule of thumb brand new properties will be lower and very old properties will be higher it depends on the construction and maintenance quality of the building's life. If you assume 50% it would mean for this deal you would gross $1400 spend $700 on operating expenses and then $472 on debt service which would leave you with $228 a month or $2736 annually. Your assumptions say your cash outlay is $37,500 if you take that and divide it by the annual cash flow you get an expected COC return of 7.3%. Now determining if this is worthy of deploying your capital is up to you. I don't think this is a home run by any means. What makes this deal work is the debt this is attractive debt and it makes the deal cashflow. I don't think you are far off on your numbers. A little thin on expenses and definitely check your ARV more accurately. Good luck!

Hey Everyone, 

So a few months back I moved from Ohio to Georgia to expand our REI company. I didn't know anyone in the Atlanta market. BP was a huge help but in-person relationships take it to a level that virtual connection simply can not. So I decided to start a Monthly BP meet up this past January. The results have been awesome. With attendance around 100 people each month we are able to bring the local REI community together, to help each other learn, grow, and add value. There are no sales pitches or side agendas, just taking what BP gives virtually and applying it to in person.

With a private online group for those who have attended the interaction goes from monthly to daily. Deals get bought and sold. Recommendations get answered, and relationships get built. 

Thanks to everyone on the BP team who has made it possible to build off of this tremendous community you work so hard at. @Joshua Dorkin @Brandon Turner @Scott Trench @Dave Meyer  @Allison Leung @Hilary C. @Zachary Gwinand many more.

Even Greg Moyer a professional home photographer in the group offered to add value to the group by sharing his skill set of photography to capture the meetup (check them out below). And Alex Vela a group member generously volunteering a wonderful venue to host the event.

This group has been a huge help to me learning a new market. If anyone has considered doing an in person meet up in their market I strongly suggest it.

@Terry Burger That's too bad. The group could really benefit from having a stand-up, highly experienced real estate expert like yourself there. I hope you will be able to make the next one on May 30th. We typically do a 20 min presentation at the start of the group to let an expert add value to the group by sharing their wisdom. We would love to get you up in front of the group to speak.
