A word of advice. Try to keep the F-word out of your mailing when using post cards. I have had a huge back lash here recently that was not pleasent. Using scare tactics will bring a wrong impression and you will get a bunch of people mad. One lady called me and said that I had mailed a post card to one of her rental properties and the tenant got it even though that was not the property in foreclosure. It was not pretty.

I have made a change recently and making mine more informational, instead of in YOUR FACE type of deal.

Figuring repair or rehab work is local in price. Adam gave you a good idea of calling on local contractors.

You can have FINISHES on flooring that can range from 3-25.00 PSF.

If you get your local contractors you can get an idea.

When I look at a home I have what I call 5K
10K
15K
20K and up. That is because I can look and see. 5K is a paint and minor carpet in a basic home

Some people are doing it for PREFORECLOSURES as noted. I know a REO agent that will pay cash for keys to get tenants out.

This is interesting. I have seen a course but I have not seen or heard of a person say they actually did this except what the course promoter and what you people have stated. Are you doing Cash For Keys as a revenue stream or as a last result before Foreclosure sale?

Aldia,

The two sources are the difference between Vegies and Fruit.

You can get a good demographic detail list with listsource.com I prefer to use them for that.

Now if I want to do a radius search I use melissa data. I only use them for Selling homes. Meaning that I announce a home for sale.

I left a home earlier last month as it was a short sale. This person stripped everything. Light Fixtures, outlets, communication center, cabinets in kitchen, bathroom vanities, paddle fans, A/C system. What was interesting is that every electrical part that was taken he did a real nice job. It was a clean cut and wire nutted off. Come to find out the guy was a contractor that built another home just like in another part of the state.

Oh I fogot he also took the toilets and rolled up carpet and pad.

More than likely they will entertain a short sale.

Get a Authorization to release from owners and send it to the bank and have a chat with them,

There are several factors to determine if a short sale will be successful.

I am going to toot my own horn and also give you another alternative service.

I have a service that allows you to make an entire campaign that will allow you to create a custom post card, greeting card or even a tri-fold card. It will print the name and address on envelope and as far as mail merge it will place there name in the card itself. (not address).

The alternative that I have also used is Click2mail.com

You can do letters, post cards etc... Now its ugly but it works on some mailings. I use it for my geograhic mailing for post cards of over 500.

What is interesting is that even with all the Option Arms still in play the industry has been really trying to convert some of these to more "reasonable" plans. But when the underwriting took place back when these loans were taken out we all know what happen. I think this wave is going to be larger than the other filings. Now we are going to see more professional people getting whacked and nicer homes as noted.

I buy a list every 6 months. Listsource.com has a suppression tab that you can use for the same type of search based on the list you had used from previous leads. It allows you to update an existing list. Check it out. I will be using it in October for my next order.
