The best way is to see if you can get your list local from like a title company.
Major lists are
Absentee
Preforeclosure (Notice Default) Court house
Probate at court House

The other source that I use frequently is listsource.com it is free to set up an account and you can actually boil down the list from geographic to demographic.

I am a huge fan of click2mail. Been using them for the last 4-5 years. For smaller mailings I use greeting cards. But click to mail you can mail your card for .312 per copy to include postage.

Ad the cost of the name which is usually about .17 its pretty good in my book.

I will put my 2 cents. I was a customer of STL back when I was with roop doran coaching program for a few years. STL offers a super great service. You pay for the service. I suspect that if you really want to get out of the mailing that they are the best way to go. If I wanted to go back and do the volume that I was doing a few years ago then I would be using them.

I use click2mail today just as I did before STL. My message is still the same. Sure they can get different demographic lists than I can get and I love their automated back end system for address correction and such. But if you can concentrate a set amout of time each day, week or month to do your own marketing and manage your own list then at .312 per copy is pretty cheap.

I like short sales. I prefer to mail, but the best is door knocking.

use a local number. If you are trying to sift and sort using special reports and want to give information then use 800#. But I have always used local number. I do use 800#'s but only as stated above.

I want to chat to sellers and buyers. all this hog wash about checking the motivation is crap. All you really want to know is do they have enough equity to do a deal. 800# is kind of hard to do that.

Just my opinion. I think that of all the people that say use 800#'s have affilate information or trying to sell you an AUTO PIOLIT way of buying and selling houses.

I have to laugh when I hear that term. Because the guy that says that is selling the same course for the last 5-6 years.

I like using a product such as www.listsource.com the problem with realquest is that unless you have a huge budget to canvas the entire viewing area you are going to be left with your certian area.

I am assuming that you know what demographics you are wanting to purchase with what you have said.

I like absentee ownership of 10 years or more with a home built pre 1990. That is my demographics.

In short. YES but why would they. The lender is going to ask for proof that it was for sale. If the seller can document that then ok. The time frame? That is subjective. I have seen short sales hit the market and under contract that afternoon and approval letter done in 3 weeks and close in 30 days. But I am not sure why a seller would want to. Plus its going to be subjective to the lender. Most (some) want it to be listed on MLS.
The ones I do they want listing contract all modifications of listing contract along with MLS sheet.

Give me a shout it you want I will pull some MLS info up for you. I am in Vero Beach. Vero Beach Highlands is a good area. Its a community of about 2500 homes with paved roads. There are a few streets that are a little rough.

This is old school. But it worked when I wanted to find out about a new area.

I pulled up a list of Non Owner occupied homes in the area. I just did random searches of 10 homes and cross check them with property appraisers to see if similar home along with WHITE PAGES. I would then call the people and told them I was doing a rental survey and I would give them my informaiton of what I found out. I actually got results.

It was something that I picked up from some GURU like a dozen years ago or so.

It took time, but I actually talked to people that I could find.

At that time I did not have access to MLS and Craigslist in my area was usless as it is today.

Direct Mail to targeted lists. Not a huge fan of bandit signs as they get too much attention from local government officials and those are calls that are not fun. I would like to have more referral business plus internet marketing.

Here is what you can do, but you need to understand the ramifications. You can move them in the home with a Month to Month agreement. I would collect enough from them just in case you need to evict and I would also collect market rent.

Now there is the part about collecting rent without making mortgage payments. That is another story.

But if it was me I wouldn't do it. Just more headaches.

Here is what I like about realty trac. There data is good for research. It seems to be one of the most quoted information in regards to statistics in the nation in regards to foreclosure information.

Now the data for mining for deals. Move to the court house and get your information daily. I try to visit my court houses daily. Sometimes the people get my post card before they are actually served.
