I would have to agree what Tim/Taz is saying here. 3 calls are telling you a message. But lets take it a deeper mode. Are you mailing to a specific list or just shooting in the dark?

Out of 1000 pieces that I mail I will get 2 or 3 to say remove but I will also get 20 to say hey buy my home.

Hello I am Jonathan Rexford. I am new to biggerpockets.com. Awesome resource of information. I am not a new investor but new to the site for sure. I am a more of a buy and hold person. Spent the last several years flipping retail and spec home building.

You have gotten some great replies here. Now have you had a chance to speak to your tenants about the idea of them owning the properties. This is where I would start. Consider in doing a land contract or just mirror your terms in exchange for ownership.

Selling the homes to an investor for cashflow may or may not work because of the cashflow. Now on the other hand you could sell but it may involve a short sale depending on the position of the property and the note holder.

I would agree to this though SELL NOW
