Jessee....if you only knew how I learned it and how many times it was shown to me. When I say I am not a TECH head I mean it. I can surf online and so forth. But a lot of what is behind the curtian like this website always amazes me.

Let see if I can clean it up.

If you go to photobucket.com and create an account you will see that there are ways to have your picture in a HTML code. That code can be copied and paste into Craigslist. That will show a picture that is actually hosted at photobucket. Another investor/TECH HEAD. Showed me away to allow the picture to be clicked through to my website as noted in the second code "jonbuyahome.com"

I am by no means a WEB person. But this is what I have learned and it has saved me a ton of time posting ads and actually making a nice presentation.

Also to ad that if the 2nd is a HELOC they may be more inclined to do a release of the debt. That has happened to me a couple of times. Seller decided they did not want to play with me on that game and decided to wimp out. So they went to the Steps on the last home I did.

Hope this helps. Because when I found it, I was literally floored.

Here is something that I have been using for a few months to sell my properties on Craigslist. We all know that you can paste HTML code into craigslist or at least I think we all know. Well what I have been doing is loading property pictures up to Photobucket.com. I then open a TEXT file and paste each picture code into the Text file. What I do then is change the PATH of the website to my own property site. Let me know if this is foreign. I then save the text file and bingo I have my ad on Craigslist. I have about 9 pictures that I can paste right into craigslist. It saves a ton of time.

I changed the beginning to go to my site instead to photobucket below.

Ron,

Not knowing the validity of the ROR I cannot comment. I am a customer of Super Smart for the last 6 years. I chose them because I for one am not a WEB HEAD when it comes putting this stuff together. Now Super Smart has made content web pages editable. I have done mine to reflect with video and being a real estate agent.

The service they provide are super valuable to me. I am sure there are other services out there. I currently have 5 sites with super smart.

Pretty thin deal if you are going to fix hold and flip. I can see a NET around 20K after expenses possible. Now I would go in and offer much less and squeeze it a lot harder.

Option to buy for 130K
Have Seller and Buyer go into contract for 140K

You release your OPTION to buy for 10K show up on seller side of HUD.

No seasoning. No lender worry.

To record your interest in the option just record your option or your notice of option.

Now with recent underwriting guidelines it may have a funding issue. If you can stick with local banks you should be ok.

I ain't a fan of FHA, but it may work.

Best list is the one at the court house directly. Foreclosures Daily also has a list.
