Not sure about Financing in Canada. But with any business you need to learn about Marketing. Techinques of buying and selling homes can build a nice cash reserve. If you focus on High Equity Deals you can bring them here to the board and we can help you out with the structure.

There are some basic fundamentals when buying investment property. But the Number 1 findamental is HOW MUCH CAN THE PROPERTY AFFORD TO PAY AS AN INVESTMENT.

Stephen,

I have been wanting to run the same type of sign, but not to BUY but for Loan Modifications. I had seen Avoid Foreclosure signs in the past. But none as of late. The investors in my area that I seen 3 years ago aren't around anymore.

Nick what is strange is that I am in Florida where we are mostly SAND. But I have had to use it in some areas. These days that is all I use if I am by myself at night with my wooden stakes. Takes me less than 10 seconds and I am not swinging a 4 pound sledge hammer in the middle of the night. What is real strange is "if and when" a sherrif or deputy comes up and I am holding something that Looks like a large .44MAG in the middle of the night. Might not be a good thing.

Not sure what type of post or if these are just a stake/stand.

If the latter then take a 3/4 inch drill with a auger bit (paddel bit) will work also. And drive it into the ground. I use these when I am running bandit signs in a tough ground. Takes 10 seconds.

I harvest the names myself. I wait until the notices come out in the paper. Type the deceased's name into the tax roles and if they have a home they get a greeting card.

I love direct mail. For large mailings like NOO and OO with equity I use post cards. Usually those mailings are over 500 pieces. When I do a smaller list like Probate and Driving for YUCKS and FSBO's I use my Greeting Cards. You can do the same with letters.

But you need to do multiple mailings.

I am adding bandit signs to the mix after a 18 month absence

Don,

I just now ordered absentee for a zip code in an area that I am going to mail. I had a list of 761 addresses. My list was Absentee with Equity of 40% or more. My bill is 131.16. So that is about .17 per address.

As far as accuracy. I do get some that do get returned mail.

What I like about List Source is that its not a monthly contract. All I have to do is place order, pay and download.

HELOC ok. Going to banks for financing...to me is a personal decision. Try to learn how to raise private money. I don't mean HARD MONEY. I mean get money 6-8% from folks that are getting killed in CD's and Money Markets.

Possible uses of HELOC...feed your business. I am a huge fan of having your personal home paid for. My way of thinking is that if you lose everything at least you have your home.

Again this is just an opinion.

I have always had a good list from http://www.listsource.com. In the past I have also used Info USA. But I have been a fan of List Source for a couple of years now.
