I get my list everyday from court house. My mail for that day goes into the mail. It is either a greeting card and now I have started using the yellow letter that I am experimenting with.

The PRE NOD's are from a list provider. I have not had much luck with them. Reason being is that I have had lousy providers I believe. I have gotten the PRE NOD's and a few have already had a NOD filed.

Easy...Elance.com Just bid out what you want to have done. If you decide on an ebook you may want to offer to have someone interview you and then have it transcribed. It can be part of a bonus. Another aspect of your ebook is that you will need to produce the sales from a list. Your list can be a form of Joint Venture or you can go to the ultimate Joint Venture of CLickbank.

That is if you want to SELL!

I do both sides. I do investing and listings. First when a seller contacts me and I think its a deal. I will beat the offers until I cannot do the deal. If I still see motivation there but cannot make an offer that makes sense for me and them to buy, that is when I put my realtor hat on.

When this happens the seller has already been exposed the cost of selling a home. REO's are given to the BPO agents in my area. I have never been able or wanted to crack that code. We have something different than most of the areas of the country as most of the REO's in our area that are moving have been built since 2004. NEW construction and developments. Occasion we will find a home that needs to be fixed. We have our share of 2/1 and 3/1's.

Nick is dead on. What you can do is allow this thing to go straight to YOUR TEAM REALTOR. You work the file to get it closed for end buyer. Buyer can pay or you can get the realtor a nice bonus for your next deal. I have 2 going right now AS a Real Estate agent. That I am not going to get paid on. I took them both to approval letter and the corporate office where I hang my shingle stated they did not like the idea that I wear both investor and realtor hat. So I was handed my license back. In the mean time the files sat for a week. I am still working with my managing broker to get them closed as he knows nothing about the files. The reason I am doing it is because I am the one that established relationships with the SELLERS and I want to see it through. It is a little work. But I know that something will come out of it. Even if its a bottle of water.

Those that use the yellow letter and are a licensed real estate agent. Do you disclose?

I see the message is simple. But being licensed, I am required to BEAT MY CHEST AND RAISE MY ARM to say that I am Licensed Agent.

Thanks everyone for the feedback. I guess I am fortunate that I don't live in that area where their are too many investors that use this form of marketing.

Fullfillment is my issue. I do have a decent message. Its longer than the simple letter that I see floating around. Plus I have to put a disclosure that I am a real estate agent also.

I looked online for handwritten fonts and even have my own font, to set up with mail merge. But that is way beyond my scope of knowledge of GEEKY stuff.

I am sure I can do the pen and paper thing and run to staples with a few pads to TEST a series of messages.

I am wanting some feedback from people that use this form of marketing. I have been using post cards and greeting cards for most of my marketing. Post cards have dismal results but the numbers are consistent. I am hearing all sorts of numbers like upwards of 10% call back from the Yellow Letter.
Fulfillment is what I am interested. I know there is the DIY and some people outsource. I don’t want to go back to my former fulfillment place. I also know there are places online that advertise this service. Kind of hard to put my hands on their throat if something goes wrong..HAHAHA.
What are your thoughts of a local print house? I provide the master copy, yellow pad and they run it off.

My grey pig letter is not doing well at all.

Post: Took my 11 year old Son to Court

Went on a field trip this afternoon. My son who had to stayed home from School went with me to the court house. We have a house in our neighborhood that had a hearing what in the state of Florida is called a Summary Judgment hearing. This is when the sale date is given. Well it was interesting to see him watch as the eyes of an 11 year old. He saw people yell, get mad at the bank's attorney and even the judge. He also saw where the summary of judgement hearing was thrown out because lenders not following judicial process.

He was asking questions on the note pad like I have never seen him ask. A lot of What IF stuff. But its interesting.

Not sure if this was a place to put it. But as a proud dad I am going to post it.

Now the results of the home. The judge set the sale date 90 days out. The realtor for the defendant had asked for 90 days because of issues of the home. (MOLD) and it needs a cash investor. Well their is one across the street (ME) but we are way apart on price.

One way is Assignment of Contract. Its pretty simple. You have a bundle of rights that you sell. You can either be paid at closing or in advance.

Another way is just close on the contract and then close with your end buyer. It is more expensive closing process.

When you have a bundle of rights such as a contract you are assigning all terms to your end buyer. Some times you assign the agreement with full release or not.

Just be sure that when you do assign the agreement that you get some money down and they have the ability to close.
