Personally, like @Michael Pallotta I would purchase the deal that has more units. Cash is king especially in this hot market.

I agree with @Enis Shehu, the only thing I would change is accounting for property management. The reason is you should know right now if you are planning on using a property manager or not. As a new investor your numbers are going to be super tight when trying to compete with more experienced investor. You need to find ways to give yourself a tactical advantage. I also believe unless your portfolio is over double digit units you will not be able to afford a property manager.

I agree with Ann, Don't close till everyone is out. I know someone who agreed to let the home owner stay in the property as a tenant after closing. The tenant ended up not paying rent and it took the homeowner six months and over six thousand in legal fees to get that person out. That is what I call an expensive lesson.

I hear Business Network International is a great place to network? I have been invited to be a guess in one of the local Boston chapter’s meet up. Just wondering if any other real estate professionals could give an opinion on this organization? I will also be taking their launch and learn seminar this Friday.

The biggest question you have to ask yourself is how will you sleep at night? Personally I sleep great know my LLC's were created by an attorney. My attorney charged me $800. If you are asking this question I would advise getting an attorney to create your LLC. You can't put a price on good service.
