To be competitive in this hot market sometimes you have no choice. Sometimes doing an inspection is a waste of money; especially if you know you are going to do a full rehab. Speed and flexibility is key in this business.

@Vinay H. I hear great things about Needham Savings. Personally I use Winter Hill Bank for most of my project and buy and holds. They have a great team and I have a great relationship with them. Let me know if you need an introduction.

@Hamlin Caldwell I like the way you think! House hacking in your first investment property is the way to go. My advice to you would be to find as much information on all the special low money down programs and see which one works best for you. Example FHA, FHA (203), VA and Mass Housing to name a few. Once you fill that bucket you can start looking into seller financing. Most people say seller financing does not work. My response is yes you are correct, it will not work for you with that attitude. I have used it twice in my career. Stay focus my friend!

@Nick Earls I will be investing in the 02465 area. What do you know about that area? I am learning more and more about Newton from speaking to people like you. I have a meeting next week with a realtor that is familiar with the area. Any information or advice would be great.

Hi @Nick Earls, I'm going to turn a single family into a two family. We are planning on adding a lot of value, full gut job. Something about turn an ugly property into some thing beautiful gets me excited.

@Nick Earls sounds like you have been doing your homework! I like investing in the  Springfield market. My new project is going to be in Newton. You can find a good deal in any city if you look hard enough. Networking with the right people will also help too.
