@Rob L. I can't wait for this event. Part of my presentation will be on how I was able to purchase my first property in Somerville with only 3k down. The equity from the first house helped purchase a 16 unit complex a few years later. I am currently in the process of closing on a househacking property in Charlestown. The Charlestown property lead came from sending 8500 letter per month. I will be putting down 5 percent of the purchase price on this loan. The goal is to add value to new and seasoned investors.

@Jathin Reddy Postcards are always sent using first class postage. The postcards should take 3-5 days. Stay focus and stay consistent! You got this!!!

I love this post. Everyone is going to stay on the sidelines. More deals for my company. If my numbers work then why would I not buy? If the crowd is doing one thing more reason to do the opposite. Buy smart, buy cash flow and sleep great at night.

Hi @Jacob Morris, the best advice I received was don't wait to buy real estate buy real estate and wait. With that said I don't believe in a good or bad time to buy real estate. You can find deal in any market. Stay focus my friend.

@Account Closed instead of focusing on other investors you should be focused on your business. Keep learning and getting better at your craft. My goal is to get better every day. I feel like this market will only help my company get ready for when the market corrects. When will that happen? Nobody know but what I do know is that I will be ready. Driving for dollars. Driving for dollars will work in any market and at any point of the market cycle. By putting together your own list you will get the best results. Most people are lazy and won't do it. My best deals came from driving for dollars. If you do decide to drive for dollars look into an app called Sendfuse. Sendfuse has been a game changer for me.

Wow talk about hard question!!! I have never rehabbed a house from a long distance but I own rentals from a far. If I was in your shoes I would create an account only the PM could access. I would put half the money for the next mile stone in that account. This way everyone knows they will get paid and you won't lose everything. you will only have 5-10 percent to lose if someone did try to take the money in run. That my friend is the risk you are taking by rehabbing from a far. As for long distance rentals my  property manager knows not to contact me unless a repair cost over $2000 or it is an emergency.

@William Blue The key to having a smooth transaction with a VA loan is finding a great lender. Just FYI I believe you have to have landlord experience if you want to buy a multi family with the VA loan. #USMC

@Aaron Hall sometimes it is best to do nothing. If you have a big bank account and the market corrects you will be in a good position to buy everything at a discount price later. Invest in your education and be ready when the time comes. Cash is king!
