I've lived in Texas almost my entire life, and I love this state.  However, I wouldn't confidently visit McAllen at this time.  I certainly wouldn't invest there.  And, I'm about as bullish on Texas as anyone you're going to find.

Just my 2 cents.

 That is honestly the stupidest thing I have ever heard. Have you ever even been to McAllen? I just got back from being detailed there for 5 weeks for my job. The area is clean, safe, and nice with lots of shopping and restaurants. 

Looking around it is easy to see that it has grown greatly in the very recent past. Some people are a bit shocked by the culture as it is a predominantly hispanic area, and at many places people would even talk to you in Spanish. Fortunately I speak Spanish, so it wasn't an issue, and everyone was friendly and nice.

 I was just thinking the same thing to myself. I myself reside in the area and its far from dangerous. I agree we are at the border of Mexico but in no way is there "cartel" Activity or violence from cartel on this side. Not to mention that cartel is not even in Matamoros but Reynosa. It was just a very IGNORANT comment. If you are not familiar with the area and going based on what you "hear" its best to not give your "2 cents" that are just misleading. This Area is actually Booming and it is growing very fast in a very short time. Great area to invest in at the moment.

I have been trying to use the @mentions for colleagues and it is not working for me. The only mentions that work are the ones from the thread. I Press @? and all the names from the people replying on the thread do show up but when i try to mention one of my colleagues it will not let me tag anyone. Is anybody else having this problem or am I doing something wrong? I am using a safari browser if that matters..

Good Evening Everyone. I was wondering if there is any wholesalers from the Rio Grand Valley Texas on BP?  I am just looking to connect with someone who is more experienced than I am. I am just starting out and was wondering if someone would be willing to show me the process. I pretty much have everything down just certain steps in between where I'm not too sure about. Any level of experience is fine as well. if you are starting out as well I don't mind. We can always share ideas and help each other grow. Thanks! Hope to hear from someone.

There is a vacant home in my neighborhood and its been vacant for about 2-3 years now. Recently I saw a foreclosure sign on it. Is this a property I can wholesale? If so how do i figure out my offering price? Has anyone ever done a deal on a foreclosure? Any tips. information or experiences are gladly welcomed. Thank you in Advance!

 Thank you Edgar I have downloaded the assignment contract and also the buyer contract from TREC. Im just unsure on how to actually fill them out. I guess I will have to look into real estate lawyers in my area. Are you a wholesaler yourself?

Im brand new in wholesaling and I think I pretty much have the main concept down. Where I am lost a little is with the buyer contract. I really don't understand it much. Am I suppose to fill it out myself or does the title company take care of that? I have a few property leads but I don't want to start to put any property under contract until I am sure of what to do in every step of the way. Any help and guidance would be greatly appreciated.
