This is incredible! Hello BP.

My name is Josselyne and I am currently residing in south Texas. The reason for this post is because I am just starting my wholesaling business and I would really like to get hands-on experience in the field. I am offering to help with anything an experienced wholesaler may need help in. Like an internship. I can help you do tasks you don't have time for, such as filling out handwritten envelopes for your direct mail campaign or anything in the like. In return I would just ask that you guide and direct me in the process of my first direct mail campaign and walk me through my first deal. I am very motivated and hard working. I am also a very fast learner. If anyone would be willing to take me as their intern I would greatly appreciate it. I hope to hear a response from someone soon. Thank you for your time.

If Im not mistaken you pay the title company fees because the buyer usually pays the closing costs. When you Assign your contract to an end buyer you always get a deposit of at least $500-$1000 that is non refundable. That deposit is then put in escrow wich is like the bank account the company has and at the end when you get payed by the title company you pay the fees. This is from what my understanding. I have not yet done any deals so I'm not 100% sure. Just going based on what I've learned.

Ok thanks for your input. have you heard of the equation (ARVx70%)-repairs? then you'd have to subtract what profit you want to make and that would be your offering price. When you get a property under contract I thought nobody could come in and buy it unless you authorized it. That is what the memorandum is used for or at least to my understanding it puts a hold on the title. Have you heard of this before or have you used it?

Antonio Edwards. I Have really learned a lot of the in between process that almost nobody talks about. He also has other uncommon ways of wholesaling. He's very clear and even has videos that walks you through properties he's wholesaled.

There is a few here in the fireplace. I have not yet done any deals myself so I haven't tested them out. If you google Wholesaling contracts you will also encounter some I personally thought the ones from a website called Lazy real estate where simple and seem like they would do the job. I am planning on using those myself.

What I recommend is to start advertising or beating the streets.  Learn enough to get started and set up your marketing plan.  Then learn the next step when you need to.  You may sound foolish and you will loose deals by not saying the right thing or estimating the numbers wrong.  After a while, you will get a better grasp of how to listen, what to listen for, and how to talk to the needs that people have.

As you are marketing, and making offers, then start adding your team members.  Start talking to Real Estate agents.  Start asking for referrals from others in the same area.  What is a good title company to use.... got a good and cheap roofer... etc?

Don't' worry about the lawyer. You will get one when you need one.  Right now you need deals.  I waited until I started getting deals before I start talking to a CPA or a lawyer.  No taxes to worry about if you don't have any income.

 Hi Tim. I Was wondering how it is that you estimate rehab cost? I have seen a few equations to do it but have not yet jumped into doing a deal myself so I haven't Personally used any of the equations. What has worked for you best?
