Most properties don't sell at or above their asking price, and asking too much from the start means the property won't sell right away.

It's actually $20K minus closing costs, minus your wholesaling fee minus any other fees and costs.

That is to say, not enough money there to make it worthwhile ...

... unless the deal meets the end-buyer's cash-flow criteria or there is some other redeeming quality in the deal making it an attractive buy-and-hold, fix-and-flip, rehab, etc.

Hi David thanks for your input. The original asking price was 124k and the 73k includes my wholesale fee of 3k but I do see how its too close to not making a time worthy deal for an investor. The ARV is 100k but there was an extra room added to the back of the house plus a storage so it adds value to the house not sure how much value though. As for the tenant the lease is over so if the investor just wanted to a quick fix and flip the tenant could get there legal 30 day notice to be out but I see what you are saying. Im not sure if i should peruse it or not.

Doesn't meet the basic wholesaler "rules". Your "Maximum Allowable Offer" should be no more than 70% of ARV, INCLUDING repair costs. (Also, just how much "greater than" $5k are those repair costs going to be)?

Circa 1%/m gross Rent is not the greatest incentive if you are trying to find a Buyer to pay you more. 

If the Owner wants to sell, and the Tenant wants to buy, won't they find a way to bypass you? That's just a few thoughts...

 Thanks for your input Brent. I thought it might be a deal because if it was sold it could be a quick 20k profit. It is no more than 5K the house was recently fully renovated with the exception of one room. The reason the owner does not want to owner finance is because she is older and does not want to be a landlord anymore.

Hello Bp!

I'm am currently in the process of putting a home under contract,however I'm not too sure if this would be considered a deal. These are the numbers:

ARV: 100k

Repairs: >5k

Price: 73k

The home is tenant occupied and is renting for 900$ monthly. Current tenant can also potentially turn this deal into an owner finance if buyer is open to it. I would really appreciate your opinions. Thank you.

 Thats Great! Im glad i could be of some encouragement to you. If you have a few addresses you've got an eye on start by sending a letter to them. The letter I put together has given me great results so far its amazing about 15% call back rate which i hear is really good most people get about a 1-2 % call back rate on postcards. If you'd like shoot me an email  I can share the letter with you. I'd be glad to help out.

Thanks Michele. You can actually list wholesale deals on the MLS? I did not know this.

 Thanks for your input Russel. This is very reasonable of you. I just don't understand how you get asked for free comps that is unreasonable in my opinion.

Good Afternoon BP!

I was just wondering does anyone use a realtor to get accurate comps for your wholesale deals or any other investor deals you might have going on?

If so… How do you compensate them? Do you pay them on a deal you make or do you pay them per search? Or any other way you pay them?

 Thats Ok Im Fairly new myself just working on my first few deals all at the same time. I took action and they just came flowing in. I have been really wholesaling about a month but I started my learning and research a few months ago about 5 I would say but I'm off to a good start i would say. Great to hear you are closer to getting started. I personally got started without an LLC but am currently filing for my DBA now. It depends on what kind of company you are starting, wether it is wholesaling or investing. I am doing wholesaling so I didn't see a reason why I should file an LLC just yet. The most important thing is getting your feet wet I waited almost 4 months to take action but once I did i just took off. It is very exciting now that I'm in the actual field so i really encourage you to get out there. Don't wait for everything to be perfect. I actually gave this voicemail script a try and it has given me a good feedback so far. Most call backs leave a message which is great. I use Vumber though i just let it go straight to the voicemail without it ringing but it has done great so far.
